Eco-considered, design-led and locally sourced. Step away from your super busy lives and take a really deep breath of fresh farm air, chomp on some homegrown food and sink into the sounds of birds, lambs and light breezes. A digital detox–a chance to properly switch off.

From an off-grid hut high on the hill to a five-bedroom modern country farmhouse, each of our six peaceful properties possesses its own unique character, mesmerising views, and a profound connection to nature.

  • From 2024, Guardswell will operate with set "Check-In Days".

    These will be Monday (2 night), Wednesday (2 night) and Friday (3 night).

    Check-In from 4pm-8pm (possible post 8pm this with some warning)

    Check-Out by 11am

  • All of our properties at Guardswell Farm are self catering- take a little nosey at the individual hut + house pages to learn a little about cooking facilities at each.

    We do occassionally host pop up dinners- so take a look at our event page.

    As of 2024, all bookings will have the option to add a breakfast basket onto their stay. This can be added at the point of booking.

    Our Guardswell Breakfast Baskets will be delivered on your day of arrival, and include a little selection to last your stay. They contain everything we love in a breakfast- simple, homemade and slow-paced. Sourdough and homemade preserves, Guardswell granola, eggs from our hens, beautiful ground coffee, Diggers Apple Juice Scottish yoghurt and a jar of homemade compote. You are welcome to explore the farm with your breakfast- why not enjoy it in the boat or the glasshouse.

WHILST YOU’RE ON THE FARM…

Guardswell Farm is a proper escape, a chance to immerse yourself in bygone ways and practice slowing down and noticing the natural world around you. We would recommend that you spend your time walking, cooking, reading, looking and soaking. Taking the opportunity to really not do too much. Ours huts have Goodland Woodburning Hot Tubs and all of our Huts + Houses have their own Big Green Egg- so you can while away the hours cooking and dipping.

However, you’ll find that we are only a stones throw from Dundee and Perth- where you can explore the V&A or Perth Museum (opened in March ‘24). We’re a brilliant “hopping off” point for day trips and hikes- whether thats the East Neuk of Fife, Highland Perthshire, Braemar and the Cairngorms, or up the Angus Coast.

Guardswell Farm is smack bang in the middle of Scotland- within 1.5hours of Edinburgh, Glasgow and Aberdeen. Our rural nature (which brings with it all the joys of Guardswell) also means we are not on a bus route- but you can travel by train to Perth or Dundee, then hop in a taxi. Or- why not cycle? We offer an “Earth Friendly” discount for those who reach up via foot or pedal.
